GRONO is a multifunctional mixed-use complex designed as a safe and flexible environment for work, commerce, and gathering. Located in Bucha — a city that endured destruction and occupation during the full-scale war — the complex offers an architectural response to the need for restored human dignity, spatial support for the community, and sustainable everyday life.

The primary concept behind the architecture is to create a protected space for the community, where office spaces, retail, and the garden converge in an open and human-centered environment. The spatial composition is based on an archipelago of separate volumes arranged around an inviting courtyard — a place for meeting, calm, and interaction. This courtyard is not only a resting area but also a symbol of the collective return to life after experiencing destruction, loss, and isolation.

The project was developed by a team that personally experienced the war and therefore aimed to create architecture that not only functions but also heals — through light, materials, tactility, and openness to change.

Each building volume has additional functional autonomy, allowing for flexible use during times of crisis or transition. The second floor connects the volumes into a coherent composition, while the ground floor remains open to pedestrians, landscaping, restaurants, and showrooms.

The public spaces, such as the garden, terraces, and exterior galleries, create a layered system of interaction. This is architecture that allows one to be together or alone, but always in safety.

The spatial organization responds to climatic, energy, and psychological challenges. Solid façades face south to protect from overheating; transparent ones face north for even daylight. Passages between the volumes support natural ventilation, while landscaping greenery acts as a natural microclimate regulator.

The basement serves dual functions — for service usage and as a shelter during air alerts. Barrier-free landscaping and inclusive technical solutions ensure equal access for people with different needs.

The upper façades are clad in Swiss Pearl fiber cement panels, which subtly change texture over time — creating a sense of temporal presence. The ground floor is faced with deeply textured brick, visually and tactilely “grounding” the building and making it relatable at the level of human touch.

Lightweight transparent structures minimize the boundary between inside and outside — essential in a city environment, slowly healing from rupture.

GRONO represents a new type of urban space for Bucha, where work, leisure, psychological safety, and community together shape a new quality of life.

FURNITURE FACTORY - BLOCK A

This is a project for the revitalization of the former Furniture Factory area.


The factory was built in the late 60s. It situated on the West bank of the Irpin river on the outskirts of the city. Since Ukrainian independence from the Soviet union, factory shops have been divided between different owners in the process of privatization of communal property. The area functioned chaotically as a range of small private enterprises without a strategy and continuous improvement. Thus, the whale site fell into disrepair and acquired a negative vibe in relation to the city's development.

In cooperation with the new owner, our bureau has designed a concept for the improvement of the existing real estate and its gradual transformation into a business park in the future.


This project is in a transition phase. It includes a) increasing spatial efficiency of the existing industrial shop and around it, b) gentrification of the area next to the modern embarkment and new pedestrian walkways, and c) designing a pilot business centre building to be the first one in the future business-park infrastructure.

INDUSTRIAL BLOCKS
Industrial blocks suitable for improvement will be refurbished with a new facade and designated to be rented by private entrepreneurs and artisans. 


New detached shops along the river are designed as lightweight modular structures. This building typology helps to be flexible to the request of local craftsman businesses.

This project is in a transition phase. It includes a) increasing spatial efficiency of the existing industrial shop and around it, b) gentrification of the area next to the modern embarkment and new pedestrian walkways, and c) designing a pilot business centre building to be the first one in the future business-park infrastructure.

BUSINESS CENTRE


The business centre building design is located at the merger of the Irpin river and the major thoroughfare from the city centre to the new embankment. 


Its two main goals are Firstly, to extend citizens` leisure time near the river and increase their attention via public functions such as restaurants, cafes, and small stores. Secondly, to start the development of the business park model by scaling it in the site for the future.


Most of the business centre volume remains in axes of existing buildings, combining the overall rhythm of historical development.

The public block contained two bottom floors that have been designated for commercial ventures. It is accessed along the pedestrian current walkways and from the riverside.

The entrance to the office block is located at the side of the production area opposite the green backyard of the old office building. Its vestibule combines public and office functions. As well as entrances to offices it also has second entrances to restaurants and a double-height ceiling with direct stairs to the multi-purpose event hall.
Each office floor is divided into separate rooms. On the top floor, there is a big open-space office with a terrace.

REITARSKA CIRCLE

These are construction drawings for the reconstruction project of the former building of water procedures at the Polyclinic of the Writers' Union of Ukraine.


The original complex of Polyclinic buildings was built in 1986 by architects Avraham Miletskyi and Volodymyr Shevchenko. The complex is an example of late Ukrainian modernism. The buildings functioned as intended until 2007. For the past 10 years, the private commercial bath "Sabina" was located in the round building.


In 2020, the round building was reconstructed by a group of investors from local business, owners of The Naked Room, Dream Hostels, Druzi Cafe, and Spell.


Interior designer Emil Dervish and architect Tetiana Boiko cooperated on the reconstruction project. The co-author of the original project, Volodymyr Shevchenko, was also involved in the consultations.

	Compared to the original exterior, in the reconstruction project, the height of the windows has been increased to allow more sunlight and visually expand the interior space. 


Emergency exits were also added and the facade material was replaced, taking into account the necessary wall insulation.

It is not often that there is an opportunity to work with buildings that are completely circular in design. Undoubtedly, the most difficult point is binding the radials to the axis on the site.

An opening was cut in the ceiling of the first floor to create a single atrium space. 
A planter for a living tree is centred below the atrium on the basement floor. On the top, the atrium is completed by a glass dome structure with access to the rooftop terrace.

CITY GARDEN is a modern business center that emerged as a result of the revitalization of the former rubber factory site in the southern district of Kyiv. The comprehensive transformation project of the area was carried out by the teams of SYNECTICA and GA in collaboration with the developer FORUM GROUP. 
Building 6B has been reconstructed for hosting exhibitions and events.

This is a two-story marketplace around a courtyard.


It's located on the pedestrian route between the train station and the old market.


The project aims to create a pleasant space for a rest and refreshments before or upon departures and arrivals. The theme of  railways is encompassed in the architectural details. It resembles a depot, where instead of train cars there are trays with fresh vegetables, fruits, goods from local farmers, small bakeries, and cafes.


The architecture appears as simple functional volumes made of lightweight metal structures, insulated, and lined with a corrugated sheet. Such construction will take the least amount of time, and soft finish colours create a stylish and individual atmosphere.

Стратегія розвитку міста Львів включає в себе будівництво нової туристичної, а також реновацію існуючої інфраструктури для комфортного перебування в місті туристів та мешканців. 
Нова будівля дбайливо інтегрована в історичну тканину міста, завершує існуючий містобудівний ансамбль по вул. П. Дорошенка, одній з найпрестижніших вулиць міста, з якою він створює делікатний діалог, хоч і в інноваційній формі, формує нову публічну атракцію, забезпечивши при цьому умови подальшого розвитку історичного центру Львова та його ареалу.

В проєкті закладене максимально обачна інтеграція будівлі в сформоване середовище завдяки наступним принципам: модульність та масштаб, висотність, природні матеріали будівництва та опорядження, відповідність загальній лінії фасадів, прилеглих до ділянки споруд.

Запропоноване проєктне рішення забудови повністю відповідає Містобудівним умовам та обмеженням для даної ділянки, а саме: забудова в межах 0.0995 га з врахуванням червоних ліній, нормативних відступів та історичного ареалу.Відсоток забудови земельної ділянки за проєктом в межах допустимих 93% та складає 85%.

Концепція благоустрою території по вул. П. Дорошенка враховує: транзитну пішохідну зону вулиці, розміщення зупинки громадського транспорту, пріоритетність учасників руху: пішохід – велосипедист – громадський транспорт - приватні автомобілі; інклюзивність та ергономічні показники діяльності людини, збереження історичного середовища та його розвиток, функціональне використання ділянки, потреби користувачів громадського простору завдяки формуванню двору будівлі.Дизайн середовища та будівлі допомагає створити затишне та комфортне місце для перебування користувачів.

На початковому етапі проєктування ми дослідили типологію, модульність, ритміку та пластику сусідніх до ділянки будівель, розташування об’єкту проєктування відносно найважливіших видових атракцій міста, навколишню інфраструктуру та забудову.

Планувально-функціональна структура спроєктована таким чином, що чітко розділяє публічні та приватні функції нової будівлі. Кожна з функцій має окрему вхідну групу. До публічної функції належать торгівельний центр та конференц-зал з кафе та експлуатованою покрівлею-терасою з видом на місто. Торгівельний центр займає перші два поверхи. 
Для забезпечення простором клієнтів, пішоходів та зупинки громадського транспорту передбачений відступ фасаду будівлі у рівні першого поверху на 1 метр від червоної лінії забудови по вул. П. Дорошенка.

Дослідження сформувало основні принципи об’ємно-просторового рішення будівлі:- формування двору-атріуму,- збільшення зовнішнього подвір’я,- деформація головного фасаду за видовими характеристиками та відповідно типовому модулю будинку-вставки вулиці П. Дорошенка,- відступ фасаду першого поверху від червоної лінії,- облаштування відкритої вхідної групи першого поверху та окремого технічного проїзду через будівлю до подвір’я,- формування експлуатованої покрівлі-тераси, висотність за принципом карниз-у-карниз,- відступ останніх поверхів вглиб від головного фасаду будівлі.


Планувальним ядром будівлі є двір-атріум, який розташований на першому поверсі, об’єднує публічну та приватну функції комплексу та прорізає будівлю крізь усі поверхи, створюючи атріум. Навколо двору-атріуму розміщені коридори та лобі готелю, галерея другого поверху торгівельного центру та конференц-зали останнього поверху. Таке рішення дозволяє всім функціям комплексу отримувати достатню кількість денного світла в ядрі будівлі.У підвальному поверсі знаходяться необхідні для якісної експлуатації будівлі технічні приміщення.

На першому поверсі на рівні з тротуаром облаштована інклюзивна відкрита вхідна група торгівельного центру, технічне обслуговування якого відбувається через подвір’я, до якого веде окремий проїзд через будівлю. Консольний другий поверх надає інклюзивний доступ відкритого до вулиці комерційного фронту 1-го поверху.

Готельна функція-приватна, доступна лише клієнтам та персоналу, розміщена на 3-х поверхах між торгівельним центром та конференц-залом.

Фасадні рішення поверхів виконані згідно окреслених потреб та функцій, але відрізняються між собою: першій та останній поверхи зі склінням та зламами найвиразніше формують сучасне фасадне рішення будівлі, тоді як серединні чотири поверхи з цегли та архітектурного бетону об’єднуються в єдиний ансамбль у відповідності з сусіднім історичним оточенням за принципом від плаского до об’ємного і характеризуються типовими для навколишньої забудови огороджувальними елементами.
